Making High-Rise Living Family-Friendly: How Communities Are Adapting

High-rise living is often associated with the young and the single. Many think of these towering buildings as the preferred homes for couples without children or active retirees. However, times are changing, and families are increasingly being considered ideal residents for these urban spaces.

Today, many people are choosing to remain in the city even after starting a family, avoiding the traditional move to the suburbs. In cities like New York, there are now more opportunities for families to settle in urban high-rises. While family-oriented properties might not be plentiful in areas like the downtown financial district or Wall Street, other neighborhoods, like those around Madison Park, are becoming attractive for families. These areas offer larger apartments and family-friendly amenities, such as sports courts, playgrounds, and dog runs.

Previously, spacious units were mostly found in mid-rise buildings near Central Park West and Park Avenue. Now, even the tallest residential skyscrapers, like 432 Park Avenue, are offering expansive units that cater to families.

While California’s high-rise family market isn't expanding as rapidly as those in New York City and Chicago, it is gradually growing. It's becoming evident that vertical living is a viable option for families. Buildings that are designed to accommodate families with children can gain a competitive edge since many urban developments are not naturally child-friendly.

Existing high-rises are transforming their spaces to welcome more families. Card rooms and business centers are being reimagined as vibrant playrooms for kids. These spaces are enhanced with colorful décor and loaded with toys, games, play tables, and modern gaming consoles.

In Florida, high-rises often extend a resort-like living experience. Many buildings are creating special zones at pools and beaches, giving out property-branded toys and offering access to kayaks and other water activities.

Some high-rise concierges have taken steps to enhance the family experience by providing arrival toys for young children. Concierge services now often include organizing events like birthday parties, holiday-themed gatherings, play dates, “dive in” movies at the pool, and even organized meetings for families and their nannies.

The landscape of urban living is changing. The Urban Land Institute recently highlighted how Millennials view themselves as both city residents and suburbanites. As more in this generation start families, the demand for family-friendly high-rises is likely to increase.
